ADAAN Developments and TUSCANY Real Estate Development Break Ground on AED 550 Million Arthouse Hills Arjan in Dubai

Construction officially begins on the 19-storey branded residence in Arjan, marking a major milestone
Dubai, UAE — 18th September 2026 — ADAAN Developments and TUSCANY Real Estate Development, in partnership with Arthouse, the global brand partner, have officially broken ground on Arthouse Hills Arjan, marking the project’s transition from sales launch to active construction and providing buyers and investors with visible proof of progress on the AED 550 million development.
The milestone reinforces the partnership behind the project, bringing together Arthouse, ADAAN Developments, TUSCANY Real Estate Development, construction contractor NEW SYSTEM ENGINEERING (NSE) and SVÉ Real Estate, the project's exclusive sales and marketing partner responsible for taking Arthouse Hills Arjan from launch through to delivery.
With Dubai recording AED 624.1 billion in real estate transactions in 2025 and the UAE off-plan market projected to reach AED 486.2 billion annually by 2030, buyers are focusing on developers’ delivery track records alongside sales propositions. The groundbreaking marks the first major physical construction milestone for Arthouse Hills Arjan, providing buyers, investors and industry stakeholders with visible proof that the project has moved from sales launch into active construction. The milestone provides a tangible indication of delivery progress while distinguishing Arthouse Hills Arjan from developments in Arjan’s fast-growing residential market that remain at the pre-construction or sales-only stage.

Spanning 19 storeys, Arthouse Hills Arjan comprises 328 residential units, including 60 studios, 166 one-bedroom and 100 two-bedroom apartments, alongside two retail units. The project is being developed as a branded and furnished residential tower, combining contemporary design with a hospitality-inspired lifestyle concept.
The development is the third Arthouse-branded residence in Dubai, extending the design heritage of Arthouse Hotel New York into a residential setting. At the heart of the concept is a two-level wellness and lifestyle amenity ecosystem across the podium and rooftop, featuring a Cigar Lounge, Ladies Tea Library, infinity pool, sound-healing zones, Japanese garden, yoga deck and indoor children’s play area.
The project offers large sized studios from AED 890,000, one-bedroom residences from AED 1.3 million and two-bedroom residences from AED 1.9 million. A 50/50 payment plan extending over three years post-handover, with monthly payment options of 0.5% available until the end of October, is also being offered, subject to applicable terms and conditions.
The development forms part of the broader expansion in Dubai for TUSCANY Real Estate Development, with future projects planned across Meydan Avenue, Jaddaf and Majan.
