Rents rising for bigger property units in Abu Dhabi, reports Bayut

Abu Dhabi property market is unique in various aspects. The rental and buying trends here are based on tenant's preference and their convenience. It is interesting to note that the bigger apartments are more in demand in Abu Dhabi, which indicate that the state's rental market is dominated by bigger expat families. Abu Dhabi, Bayut believes, is less attention-grabbing than Dubai but it in no way is a less happening place than its sister emirate. In fact, many people believe that Abu Dhabi's property sector is in making of beating Dubai without being interested in seeking much attention.
The infrastructural development here is paving way for grand real estate times in coming couple of years. Meanwhile the soaring demand for bigger flats for rent in Abu Dhabi is intriguing investors to consider investing in 3 and 4 bedroom apartments. According to data maintained by Bayut.com, the rental price of 1 and 2 bedroom apartments in the capital state has dropped 4.20% and 6.30% respectively during the first 3 quarters of 2013. The rates for 1 bedroom apartments lifted slightly during the second quarter but rents of 2-bedroom apartments have been subjected to a constant decline throughout the first 3 quarters of the year.
On the other, the rental price of 3 and 4 bedroom flats has seen a noticeable spike. Bayut.com's data reveals that the rents of 3 bedroom apartments in Abu Dhabi increased 10.4% during the year. For 4 and 4+ bedroom flats, the rental price hike remained 11%. With such impressive figures and promising future, bigger apartments not only promises sound rental yield but also a reasonable capital appreciation of the property. Bayut.com also confirms that the sale price of bigger apartments in Abu Dhabi has increased at a rate better than studios, 1 and 2 bedroom apartments.
The prevailing rental trends in Abu Dhabi suggest that, to gain bigger returns on real estate investments, bigger families should be the target of the housing sector in general and investors in particular.
